Summary/Abstract There have been many discussions about property disputes between Turkish and Greek Cypriots since 1963, when Turkish Cypriots were ousted from the administration of the Republic of Cyprus. Representatives of Turkish Cypriots and Greek Cypriots have been negotiating to find a lasting solution to the ‘Cyprus Problem’ since 1968. One of the main issues of the negotiations is how to find a solution in a bi-zonal federation to the property problem, which started in 1964 for the Turkish Cypriots and 1974 for the Greek Cypriots. Any kind of comprehensive settlement plan would include restitution, exchange, and compensation to resolve property disputes. Therefore, prior to any solution, this study aims to contribute to estimating the cost of compensation of properties through a mass valuation methodology. The study also investigates the cost of relocation of dispossessed owners and current users due to reinstatement. The study demonstrates, in various analyses, the amount needed for compensation of properties that would be left in the South and in the North by Turkish and Greek Cypriot owners, respectively.

Summary/Abstract Do consumers value the fuel economy of cars? We examine this question taking advantage of the recent introduction of hybrid and battery-electric vehicles, which promise to reduce the use of fossil fuels in road transport, and hence carbon emissions and dependence on oil imports. The price of these vehicles may however create hurdles to their widespread adoption. Automakers claim that these technologies come with higher production costs. Consumers should be willing to pay a price differential for these cars just equal to the savings in fuel costs—unless their utility depends on considerations beyond car quality, performance and fuel economy.

Summary/Abstract The housing sector is a substantial consumer of energy, and therefore a focus for energy savings efforts. The Energy Performance of Buildings Directive (EPBD), introduced in 2002 and revised in 2010, is a key instrument to increase the energy performance of buildings across the European Union. Following the implementation of the EPBD into Spanish law, all properties offered for sale or rented out in Spain are required to have an Energy Performance Certificate (EPC). Given that the implementation of the EPC scheme for new, existing and advertised properties is still very low in Spain, unlike other European housing markets, the Spanish one lacks market data on energy efficiency (EE) labels and their impact on housing price. To overcome this gap, we determine the EE ratings of a sample of 1507 homes across Spain on the basis of information collected previously through household surveys. This allowed us to answer the question of whether or not, and to what extent, Spanish housing markets capitalise the value of EE. We apply the hedonic-price technique and observe that more energy efficient dwellings have a price-premium between 5.4% and 9.8% compared to those with the same characteristics but lower EE level.
